Barwon Heads Football and Netball Club redevelopment project

About the project

The Barwon Heads Football and Netball Club is undertaking a significant redevelopment project within Barwon Heads Caravan Park.

The Club operates under a lease on coastal Crown land managed by Barwon Coast Committee of Management (Barwon Coast). The site is located within the grounds of Barwon Heads Caravan Park, with primary access via Bluff Road.

The redevelopment project includes:

  • Refurbishment of the existing Football Club Pavilion.
  • Construction of a new single-storey netball pavilion adjacent to the existing netball courts.

The project will deliver improved facilities for local sporting clubs and the broader community, supporting the long-term future of sport and recreation in Barwon Heads.

Project timeline

Construction is expected to commence in late June 2026, beginning with site establishment and temporary fencing.

External works are anticipated to be completed by mid-December 2026, with landscaping and internal works continuing into early 2027.

What can guests expect?

Construction activities will take place within Barwon Heads Caravan Park throughout the project.

Impacts are expected to be minimal during the early stages of construction. As works progress later in the year, guests may experience:

  • Construction noise.
  • Construction personnel working within the precinct.
  • Construction vehicles moving through the park.
  • Temporary changes to access arrangements.

Construction activities will generally be limited to between 8.00am and 5.00pm.

Traffic management measures will be in place to support the safe movement of construction vehicles and pedestrians throughout the park.

Barwon Coast and the Barwon Heads Football and Netball Club will work to minimise impacts wherever possible and will continue to provide updates throughout the project.

Playground renewal project

While the Barwon Heads Football and Netball Club redevelopment works are underway, Barwon Coast will also progress plans to upgrade two playgrounds: the one adjacent to the netball and tennis courts (2026) and the playground near the T4 amenities block (2027).

To minimise impacts on Barwon Heads Caravan Park guests and avoid multiple periods of construction activity, the playground adjacent to the netball/tennis courts will be upgraded alongside Barwon Heads Football and Netball Club redevelopment project.

The other playground, co-located with amenities block T4, is expected to be delivered in 2027.

The playground upgrades are a priority action identified in the Barwon Coast Caravan and Camping Parks Master Plan (2023). The existing playground is ageing, in poor condition and no longer meets current safety and accessibility standards.

Community feedback on proposed playground designs

Barwon Coast will invite campers, permit holders and the broader community to help shape the two future playgrounds.

Draft playground designs will be released for public feedback in coming months, with opportunities to:

  • Review proposed concepts.
  • Share what works well.
  • Identify concerns or opportunities for improvement.
  • Suggest features or elements that may be missing.

Engagement activities will include gathering feedback on the draft designs an online survey and a community drop-in session where participants can walk the site and explore the proposed designs.

Community feedback will help inform the final playground design.

The playground project is fully funded by Barwon Coast through the Caravan and Camping Parks Master Plan. Subject to approvals and procurement, works are expected to commence in late 2026 and be completed before the summer peak season.

Entrance cabin project

Barwon Coast is also progressing plans to deliver seven new cabins at the entrance to the Barwon Heads Caravan Park, including one fully accessible cabin.

The project was identified through the Caravan and Camping Parks Master Plan (2023), which was informed by a six-week community consultation process including public surveys, drop-in sessions and camper briefings.

The cabins will be located near the park entrance and will provide additional accommodation opportunities for visitors wishing to experience and enjoy the coast.

Revenue generated through the Caravan Parks helps support Barwon Coast’s work caring for and managing coastal Crown land on behalf of the community.

The entrance cabin project will result in a further period of construction activity within the park. While planning is still underway, Barwon Coast is committed to minimising impacts on guests wherever possible.
